Filling Out Tax Form

Income

NET Income must meet or exceed 30% higher than the rental rate. Example: $1,750 Rent.
Minimum Net Income per Month: $2,275 (30%)

Business Contract

Rental History

Must provide (3) verifiable years' worth of rental history.

Proof of residency for your current address is required.

Online Shopping

Credit

Minimum credit score is 550. Below that will require a double deposit. Credit must be in good standing with solid payment history. Debt to prior landlord must be paid and $0 balance letter provided if any balance has not been updated by the bureaus.

Utilities must be in your name during the lease. We will check with the utility provider for the home you choose to confirm you do not have any balances.

Application processing typically takes 2-3 business days, depending on how quickly we can connect with your references.

Lease Signing & Deposit Payment.

Security Deposit can be equal to up to 2 months' rent per state law. We require deposits to be paid in certified funds, cashier's check or money order.

Utilities, Renter's Insurance, Move In Fees.

We don't charge our resident's any additional fees. Protect your bag so you can focus on the rent and utilities. No additional move in fees either. First month's rent is based on the day your lease begins. If you move in after the 27th of the month, your 2nd months' rent is due when you move in. We require renter's insurance, minimum $100k coverage. We must be listed as the additional insured, so we are notified if the plan cancels. Your plan cannot cancel. It will be a breach of lease. To obtain move in access on move in day, you should have already provided: (1) Declaration Page for Insurance (2) Proof of Utilities in Your Name (3) Move in Fees and Deposit.
