Fee Structure

what is included in the management fee?

Accounting

rent collection, payment plans, monthly statements, end of year 1099 prep, owner portal access. 

Quarterly Inspections

not only is the property inspected but we have one-on-one communications with the resident to ensure they are satisfied and all parties are aligned.

Resident Communication 

consider us the bridge between you and your resident. they never have to know you and vice versa. we handle all issues, questions and concerns with your best interest at heart. 

Lease Renewal & Lease Management

whether they are renewing their lease, replacing a roommate or requesting a lease assumption, we handle all of this for you. 

Work Order Management & Coordination

we troubleshoot all work orders and dispatch qualified, vetted and insured vendors to complete necessary repairs.

Move Out Process & Security Deposit Reconciliation

we oversee the entire lease process from move in to move out. we know the law by heart and can ensure we are in line with what can and cannot be charged to a resident at move out and what the necessary timelines must be for compliance.

Fair Housing Advocacy & Real Estate Knowledge

As a licensed real estate broker, I am required to take yearly update courses that keep me privy to the latest changes to legislature and guidelines set forth by the real estate commission. 

what is included in the marketing fee? 

This fee covers all aspects of leasing, including:

Professional Marketing and Advertising to include floorplan, Professional Photos (minimum of 25), and a 3D virtual tour. 

In-Person Showings with our Staff.

Applications, Screening & Lease Preparation.

This fee is:

Deducted from the first month’s rent of all new leases (does not include lease renewals).

Deducted from the first full month's rent of the new lease. If the first month's rent is pro-rated, the marketing fee is deducted from the second month's rent.

how do you handle maintenance and repairs?

No Markup: We believe in transparency and fairness. We do not charge any markup on maintenance work orders or turns. All costs are passed through at the actual price. Any work orders that exceed the rent amount must be paid in advance via your owner portal. We also do not gatekeep our vendors. If you want to speak with them directly, we will connect you, whatever is best. 

Your first Month’s rent will include a $250 maintenance reserve charge for all work orders and repairs that can be handled during the month under this threshold. We will never exceed this amount without prior approval.

We will honor any home warranties or preferred vendors you have.
