No Additional Fees!

Unlike our competitors, we firmly believe that the management fee we charge monthly should encompass all things regarding the lease agreement. This includes leasing it, completing inspections, managing during vacancy, property maintenance and completing the renewal process.

Onboarding Fee

This is a flat 1x fee of $500 per property.

Maintenace Reserve

We have a $600.00 reserve that is due at the time of onboarding. This held is for maintenance repairs and after-hours emergencies. Use of these funds is communicated, and approval must be provided by owner.

Tenant Placement Only

Should you wish to manage the property yourself, but you need assistance with marketing and screening. We offer this service for a fee equal to $1,000 plus the $500 onboarding fee.

Management Fee

This is a monthly fee of 10% that we begin charging once the home is leased. We do not charge a vacant management fee.

Termination Fee

We consider this is a professional partnership that demands respect on both sides. Every agreement is entered into under good faith that each party will uphold ethical standards. We require 30 days' notice to close out your account and it must fall within the expiration timeframe of your property management agreement. If you are terminating our agreement prior to the end date, without notice, you will owe the remaining management fees for the lease duration.
