We coordinate resident communication, diagnosis, vendor scheduling, repair documentation, and owner approvals while keeping the condition of the property in view — not just the individual repair.

Our standard maintenance response target is 24 hours or less, and routine maintenance coordination is included with no contractor markup.

Know What Management Costs Before We Ever Talk.
Property management pricing should be clear enough to evaluate before you sign an agreement.
​
For 1–50 properties, our management fee is 8% of rent collected, with a $125 occupied monthly minimum.
​
Portfolios of 51 or more properties receive custom pricing based on the portfolio’s rent roll, T12, property type, geographic concentration, condition, occupancy, and service scope.
​
Leasing is 50% of one month’s rent with a $1,000 minimum, lease renewals are $200, and routine maintenance coordination is included with no contractor markup.
​
